Is your local Fraser Valley Realtor ethical?

While checking my office mail last week, I came across some promotional material sent by a very well know local developer. In this promotional material was a flyer promoting a contest for Realtors. Basically, whoever sold most in dollar volume in 2008 (for this developers properties) would win a 2008 Mercedes-Benz C-class sedan.

This had me thinking: How many Realtors will push this particular developers properties on unsuspecting buyers looking to buy in the Fraser Valley?

Believe me, there is nothing wrong in promoting one developer over another, if it is based on sound advise. Even if a Realtor is promoting this particular developer’s property in an effort to win this car, it is not unethical or illegal, as long as he or she discloses it to their principal.

The above is especially true if you have signed an exclusive Buyers Agency Agreement. It clearly states that your Realtor will disclose any and all commission they receive if the transaction is successful and they have to disclose if they have vested interest in a particular property.

Here is something I learnt very early in my career: Disclose! Disclose! Disclose! If you are not sure if something needs to be disclosed, disclose it!

Buyers Agency is a fairly new concept in BC, and most people are not even aware of it, including some Realtors. I will be doing a follow-up post explaining what Buyers Agency is and how it benefits you, the buyer.
