Live blogging from a Langley open house

I had decided to try live blogging from this open house, to document how I hold an open house, what I do to prepare for it and how much interest the open house gets. This is one way of showing the sellers how hard I work to market and sell their property. So here it goes:

March 07, 2008 - Did a blogpost about the open house on this blog, AR. A newspaper ad was already running at the time

March 08, 2008 - Printed brochures to hand out at the open house, prepared background on the property

March 09, 2008:

12:30 PM - Drove the neighbourhood to pick the best spots to place open house signs to draw more last minute traffic.

12:45 PM - Went door knocking in the neighbourhood, advised the neighbours of the open house, let them know to contact me if they had any questions.

1:45 PM - Arrived at the open house, talked to the owners, once they left, turned on the lights, opened the drapes and blinds, made sure all the closets were closed etc, placed the open house sign outside the residence.

2:00 PM - First visitor right on time. They live in the neighbourhood and are looking to sell, so want to compare the properties to get an idea of the Fraser Valley real estate market. Gave them a tour of the house, they loved the way the renovations were carried out, especially in the kitchen and loved the paint. Left at 2:10 PM.

2:13 PM - Second visitors, mom and two kids, she is looking to downsize. Absolutely loved the way the kitchen was renovated and the huge island. Really loved the new appliances and the fact that the current owners have a gate to prevent their dogs from getting on to the laminate floor and scratching it. Explained that the owners have put in new windows, appliances, totally redone the entire house except the upstairs main bathroom. Very interested, kids were already picking what room they want! She said she’d be contacting her Real Estate Agent and getting back to us. Left at 2:25 PM.

2:45 PM - Third visitor (husband of the previous visitor) said his wife and kids really loved the house and wanted him to come down and take a look. He said that he works construction and wanted to see what kind of work has been done etc. Loved the kitchen and the bathroom on the main floor and the new laminate flooring. Wasn’t too thrilled about the upstairs bathrooms. He wasn’t too keen on the size, thought the house was smaller (they are downsizing) and would be too tight with two kids and a dog. Thought the backyard was small for their dog (a lab). He was interested in the house, but was concerned about the size a bit and the price. Left at 3:20 PM.

4:00 PM - Conclusion of the open house, let the owners know of the interest and activity, discussed some steps that can be taken to further market the property.
