Fraser Valley real estate listing price tip
According to a research team at Cornell University, people will pay more for a house if the listing price does not end in a bunch of zeros. According to their research, buyers will pay more for a house if it is listed at $675, 425 rather than $676, 000. This mere $575 difference in listing prices can net you thousands more when the property sells.
According to Manoj Thomas, an assistant professor of marketing at the university, this is a psychological thing. The study found that because people are used to precise numbers for cheaper items and round numbers for pricier ones, consumers generally and home buyers specifically tend to perceive that a price is greater if there are zeros at the end.

With economists predicting moderating trends for 2008, the British Columbia Real Estate Association sees the housing starts to increase by about 1% in 2008; mainly due increase in number of multi-family construction projects. The price are also expected to increase moderately and the gains will be in single digits in the Fraser Valley real estate region.
Sales in the Fraser Valley will remain above the previous 10-year average but, considering the near record-breaking numbers from previous years, the number of sales are expected to decline when compared to 2007 numbers.

I am so stoked! After spending countless hours and thousands of dollars, the newest, most advanced and relevant Fraser Valley real estate site went live yesterday evening.
This site features tons of tips and articles for real estate buyers and sellers; community pages (for starters Surrey real estate and Langley real estate pages - with more to follow), a custom real estate listing search page that lets you search by city, area, mls number, number of bathrooms etc and an interactive real estate map that has all listings from the Fraser Valley Real Estate Board, the Real Estate Board of Greater Vancouver and the Chilliwack and District Real Estate Board.

The Fraser Valley Real Estate Board has provided a free upgrade to the pro-version of MLXchange to all real estate agents licensed with the board. The upgrade allows Fraser Valley real estate agents to setup their websites quickly (with or without a domain name) and allows for better lead generation and management.
The best part about the upgrade is that it will allow real estate agents to include MLS searches in their websites, and is free for them to use. The search page is framed into the site and works seamlessly. Although framing provides no SEO benefits, it does allow the real estate agents to setup their site and search page quickly and without any technical knowledge.
I have a custom site dedicated to real estate in the Fraser Valley area. This site allows visitors to save their searches, sign-up for email updates instantly based on those searches and to save an property in their favourites.

The Fraser Valley Real Estate Board has released yearly stats for 2007. Overall the year was a very solid year right across the Fraser Valley real estate region. Prices of single family detached house saw modest gains in Surrey, Cloverdale, Langley and Abbotsford. This was probably due to a high number of listings in these communities. North Delta saw the highest increase in price of single family detached homes, most likely due to a minimal new construction and low inventory of single family detached homes in Delta.
In case of townhomes, the entire Fraser Valley region saw double digit gains in prices, the only exception being Lanlgey at a gain of 7%. White Rock and South Surrey recorded the highest gain at a whopping 55%. Prices of townhomes rose 37% in Mission, although townhomes in Mission were priced at the lowest compared to other areas at the beginning of the year.

While checking my office mail last week, I came across some promotional material sent by a very well know local developer. In this promotional material was a flyer promoting a contest for Realtors. Basically, whoever sold most in dollar volume in 2008 (for this developers properties) would win a 2008 Mercedes-Benz C-class sedan.
This had me thinking: How many Realtors will push this particular developers properties on unsuspecting buyers looking to buy in the Fraser Valley?

The average price of a house in White Rock / South Surrey cracked the $800, 000 barrier in Dec. 2007. This is reflective of a strong year right across the Fraser Valley.
The 2007 Fraser Valley real estate market finished with residential sales on the MLS surpassing the 2006 volume, average home prices showing double-digit increases and townhomes and condos proving more and more popular.

The threshold for Home Owner Grant in BC has been increased to $1,050,000 from $950,000 in assessed value. This is across all communities within BC and ensures that 95% of all BC homeowners qualify for the basic grant.
According to BC Assessment, the value of the 2008 Assessment Roll increased approximately 16 per cent from the previous year.

FVREB finally approves IDX contract for Fraser Valley real estate site
Finally there is some movement and good news on the IDX contract. The Board lawyers have finalized the IDX contract for bcfarmandhome.com and it has been forwarded to us. We are in the process of going over the contract and getting any questions answered. Now, getting the answers is a tedious process. Since this is the first time a Fraser Valley Realtor is offering such a capability to search for listings, the Board itself isn’t fully versed in the technology or the conditions they have imposed on us.
Most advanced Fraser Valley site will be released prior to year end
We do anticipate that we will be able to release the site to the public prior to year end. We have just over two months to finish the coding and design on the IDX.
